Are you using the right weight of oil? The manual calls for straight 30-weight. My 100 had some type of multigrade in it(my uncle had done the previous oil change) and it did exactly what yours is doing - it would go to about 25-28psi cold and drop to about 10psi hot(sometimes less). I replaced it with straight 30-weight and the pressure improved by 10psi cold and 7psi hot to 38 cold and 17 hot. As for the seat, what you have described is not original. The 100 came with a pan seat that was supported by two leaf springs. There was an optional "deluxe" seat with a seatback and armrests that slid on two rails for adjustment.
