Turning brakes on 340 and 400

What is the trick to keeping these in proper working order. Ihave the 340 apart every 6 months to work on them. Have to sand blast to remove glaze. The 400 has to be backed up a foot when stopping on the road at stop sign, or the left brake will heat up and lock.
