300 Utility project tractor

Went and bought a 300 utility today that has a heavy duty John Deere loader on it. It hasn't ran for about 10 years, but when it did run, the guy said that it didn't have much power, he said it may need overhauled. For something that has sit this long, what would your guys opinions be on what to do with it. It needs new tires on it, and the torque needs to be re-connected. It was near a mobile home fire and was burn't a little, but nothing serious enough to do extreme damage. What size of pistons would fit in it? Should I convert it to 12 volt? Any suggestions would be appreciated!
