Ken: My only concern would be, how well has the grease been maintained since the previous owners started using it. You know if it were oil and your drained it the shape of the gear box insures oil and water will drain. However once grease is used it must be looked after. You say there is water there now. Grease could have formed in there in such a way it is actually holding pockets of water from draining. I would try using a wire through the drain hole, just manuver it around and thus find water pockets if any. The secret for success with grease in my opinion is keeping the gear box full of grease. If you have water in there and the temperature goes far below freezing, steering will not be fun, doesn't matter whether the water is mixed with grease or oil.
