Chad,
The oil that is leaking onto the brake band is gear lube that traveled from the bull gear to the driven gear then through the seal onto the brake band. You will need that inside seal and you will also need axle bearing retainer seal. Under the bearing retainer is a gasket and another gasket under the dust cap inside the final drive. Oh, and the gasket under the upper pinion cover.

Block up the tractor under your final drive.
Remove your tire and wheel.
Remove the drawbar.
Remove the inside final drive cover and remove axle.
To change the outside seal, you have to press off the outside bearing.
With the axle and bull gear out, remove the fender and then final drive.
Replace the seal and brake and replace the assembly.
