Wow I"m getting a lot better responses than I thought I would. As far as land goes in my corner of this rock it"s quadrupled in price in the last five years thanks to the oil and gas boom. As far as having a hard time rolling one 401 to the other the trouble is with the new job wich goes through van guard theres a lot of red tape to dump a large sum of money into it.
