When I was first married and going to college, I lived in a trailer, which is build like today's pole barns. Very energy inefficient, noisy when the wind blows, noisy when it rains, a ton of air infiltration. I can't see any advantage to turning a barn into a house.
Because I lived in a trailer for almost 10 years, I researched how to make a house super insulated total electric. My first attempt at making a super insulated house was the house next door that burned. It's a two bedroom, about 950 ft. Tenants just love their electric bill. Finished house in 1985.
In 1991 I doubled the size of my house, replaced all windows, doors, electrical, R20 walls, R50 attic. About 25000 brick. Every room got gutted, walls moved, new kitchen, master bedroom. Took me 5 years to complete. My energy bill, total electric, is a fixed $144/mo. No heat pump, no wood heat, no cold slab floors, no wind blowing inside house. If I wanted I could park 2 tractors in the heated garage. Instead unlike some who have a garage full of junk and park outside, I like to park car and truck in garage.
No way would I ever spend a dime on living in an old metal trailer again, let alone living inside a barn. If you finish off the inside like a house, where is the cost savings??
I never plan to sell my house. When my kids sell it I'm sure it will sell fast and they will get more money out of the place than I put into it.
