Not much different than big farming, really. ;) can't afford land, but or rent. If you can, it gets bid up higher in a very short time so as to make it break even again.
In farming you gain assets. The to code punishes you severely for making a profit, so you buy land, buildings, machinery, improvements.
You live like a pauper and when you die you are so e sort of rich millionare - after you cash it in, give the govt 1/3, and are no longer able to enjoy it.

Acquiring land is the biggest issue facing farmers of any size. You need to find an out of kilter piece, so,etching with poor access that a 12 row planter can't get in to farm, or surrounded by trees so it won't be very productive, or wet or sandy and small. Something the bigger folk won't bother with.
