I would suggest to you that its all about professional communication. My Parents always had land that they let farmers use for free. A long time ago they would get half a beef, or some such. Also a long time ago the farmers would plow/re-seed/fertilize the land... those days are gone. Now they get nothing, the farmer never speaks to them, never even lets them know when he is planning to cut the hay (and that's always after the weeds have gone to seed). I have encouraged them to dump their present farmer and get someone better.
I have even more land than my Parents and would love it if someone would come and use my land in a sustainable way. I'd even help them with my machinery, for free. Just because I want to improve my land. But the two farmers I have had use it since I've owned it, have been terrible communicators and even worse Stewards of the land.
Share your hopes and dreams with the land owners, and listen to their hopes and dreams, and work WITH them. Communicate with them, even if its just to say "Hi" and let them know how things are going on your end. If you have ten land owners, make an email list and just send one mass email (use bcc so they're not getting each others contact information) just to let everyone know how your plans are coming.
Find the farm equipment section of your local online classified ads, and post an ad explaining your situation and what you hope to find.
Good luck with it. There are lots of us out there with land, who would just love to see it used responsibly. And we'd just give it to you for free use.
