If you are replacing the old flooring with new wood you should read the directions on the finish carefully. New wood will not absorb the finish like old wood will. Some finishes recommend that you let the wood "age" with no finish at all for a period of time. I built a cedar deck a few years ago and I did not read the instructions for the finish I had bought. You were supposed to let new wood sit for something like six months to allow it to dry and the surface to open up to allow penetration. During the winter the finish started to lift and mildew got under some of it. It was a mess. I had to complete strip the old finish off and start all over again the next summer.
