To give an idea about how crazy this can get,Read on.I recently sold a farm.Purchaser wanted a valuation opinion.There were two opinions given.A third was requested from a popular and trusted reputable firm.Having spent all day on my farm,the investigator called me in the evening with a catalogue of questions. Most of them, blaitantly exposed this guy's lack of understanding of what he was looking at.There were between 75 and 90 round hay bales standing in the field.He asked me if the any crop was planted there.I told him it was a hay field.Then he asked what were all of the strange hills on that field.SO BEWARE!
