Farm land is overpriced when traditional return-on-investment tests are applied but it is still cheaper to build on virgin ground than to redevelop a slum. As long as this is true we will continue to have urban blight and farmland loss. More disturbing is the current trend to bigger houses on larger plots of land. At one time most construction was smaller houses on lots of a quarter acre or less. Today's hot market is "executive" houses on one acre or larger "estate" lots. And horses, there are more horses in the US now than at any time in the past. If you are into horses you will aspire to a non-productive "ranchette." Fact is, a lot of people want to live in the "country" but not very many people want to be very far out. As long as gas and land is cheap people will continue to the near sticks. The solution is higher land prices and higher gas prices, or more government control over our property. Take your pick.
And, by-the-way. A lot of the compact tractor owners and owners of working antique tractors at this forum are the people who have purchased a couple of acres a long commute from the city so that they can enjoy country life. Finally, if it will make anyone here feel better, an old farm house near here recently burned down. Lovely place with 100 year old oaks. Lots of memories for the people who lived and grew up there. Sold to the farmer who owned the surrounding 120 acres. The trees are gone and the house site is planted in cotton. Happens all of the time but almost no one notices.
