Good point on return on investment. The economic land rent threory has been almost invalid on determining agricultural land prices recently. But the old axiom of "location, location, location" is still true. It's driving land values up within commuting distances of larger cities while the decaying inner city is dropping in value. I will admit that it is much nicer to own a house in a nice suburban subdivision than to have a nice house in a decayed and bombed out inner city area.
