Sounds to me that the 820 is quite a bit more tractor than you need. However, putting the 3-point on it will make the tractor more useful (and valuable) for anybody so might make sense whether you sell it or keep it. If I were you I'd trade for, or sell and buy something smaller. I'm trying to work on 45 acres with a 640 which is just the opposite problem you have -- not enough tractor. Maybe you should trade with a guy like me....
