OT...... Rent a shop

Hello, I am thinking aboutbuying a vacant service station that is in good shape andrenting it out to "do it your selfers" and weekend warriors. To work on their own there cars for a fee. They will pay x amout of money for use of the the shop facillity and tools for a day or what ever to change there oil,ball joints alternators ect.... They will be able to do it in a warm dry spot... With the exception of having to have a good libality policy and insurance do you think this will work??? This is just an Ideal I have been kicking aroud for sometime. thanks
