1.5 acres is only 255' on a side. That's NOT a big lot. Unless that driveway is 1/8 mile or more long, why a 35 hp tractor? Unless your just looking for an excuse to get a hobby tractor, then by all means. I HAVE a 40hp IH350 Utility tractor, but I've got 30 acres. That TO-35 should have live PTO and 3pt. and would be a good choice (depending on condition, of course). I'd think an 18hp L&G with hydraulics and some good implements would suit your purposes, a hydrostat makes mowing alot easier. Since I bought a JD240 L&G, I haven't had to do much mowing, MzGadget won't get off the thing! But even then a reconditioned JD316 will be closer to $3000. I think you're underbudgeted for what you're expecting to get when you add up all the implements; blade, mower, tool bar, disc, etc.
