"Large area clear cut" Any big stuff or mostly firewood? You need a forester to manage the sale and work. They will cruise the timber and work up and estimate of the volume and value of the timber . Then they bid it out and lay out the requirements of the job. Then the forester oversees the cut to make sure it is in compliance with the contract Timber cutters will want to take the valuable stuff and leave the rest for you to deal with. You want them to post a bond that they will take ALL and clean up after the work. The forester I hired charged 14% . Unless the loggers are getting a lot more for the logs , I don't think a 60/40 split is that great.
