Just slightly better then this area then. Not unheard of for the dairy guys to get 3rd cut here, but not an every year thing. We made 4 ton here, but moisture was around 35%. Terrible, but nothing $33/tonne can't take care of. A normal year here would be around 25%. Managed to make grade 2. A lot of corn in this area was grade 4, so I guess we did good. Rent here is CHEAP. Most land is going for $30-35. There's a farm across the road here owned by some investors from the Toronto/905 area. The guy I was talking to says they own some land near Little Britain that is on a 3 year deal for 100 the 1st year, 125 the 2nd and 150 the 3rd, all inclusive. (barns, shed, land, bins, etc, but no house). The way he's talking, I'd have to be around $80-100 to get it. Absolutely crazy for this area, but maybe not completely out of line. The guy that has it now has a rather aggressive farming style, so if I want it, I gotta pay dearly. I just ain't sure the buildings are worth it. Before we moved here, we looked extensively in Eastern Ontario, but couldn't find anything worth the money they were asking. Seemed to be cottage/rural acreage prices, not farm land prices. The vast majority of them hadn't been farmed in 20-30 years, but were priced above what a currently producing farm was worth, IMO. Thank you for taking the time to respond.
